Shirley Brooks had a difficult decision to make. Her father recently died and her mother is in assisted living. The Overland Park home where her parents had lived since 1965 needed to be sold.

“The home was built in 1961 and it is a sturdy house, but it definitely needs some work,” Brooks explained. “The light fixtures are from 1961, it has a small galley-type kitchen with original cabinets, just lots of things needed to be done.”

She noted the home has good points: a large back yard, a good location and original hardwood floors. She and her brother started getting it ready for market and had talked to a real estate agent who thought it was salable but as they continued the process, they realized the home needed more work than they originally thought.

Brooks was taking extra care in making decisions about selling this home, since she was doing it on her mother’s behalf. “It also is where we grew up and where my children visited their grandparents. It holds lots of memories for us.”

All of these factors were her considerations when she called Brandon Logan, owner of KC Property Pros which specializes in just such situations. Logan visited the home the next day and the day after that, he made an offer to buy the home. Two weeks later, the sale was closed.

“When Brandon came out, you could tell he was looking at all the details, the things in the house that he could use and all the things that needed to be fixed to bring it up to code — the doors, lighting, fixtures,” Brooks said. “It was fascinating to see how he was thinking about what it could look like to appeal to today’s buyer.”

Brooks praised Logan for making the process easy for her. After touring the home, he brought the offer and all the paperwork to her office, so she didn’t have to take time off work. Closing was a quick process at a title company.

“My outlook shifted after agreeing to sell the house to him,” she said. “I felt a weight lift off my shoulders. I knew what we agreed to was going to happen and that agreement was good for me and good for my mother. I also know that Brandon will renovate the house so that the next people who live in it will love it as much as my parents did for 50 years.”

Brooks is one of many people who have turned to KC Property Pros when they have a difficult house to sell, don’t want the hassle of going through a more conventional selling process or need a quick, guaranteed sale.

Some of the reasons for doing so include inheritance, being behind on taxes, too many repairs, downsizing, divorce, death of a loved one, job loss, facing a short sale or a looming foreclosure. When these circumstances arise, KC Property Pros offers a variety of solutions for homeowners needing immediate relief from the economic burden of ownership.

Logan started the business in 2005 and was joined in 2009 by Brett Shelton, his college roommate. Logan has an extensive real estate background as a member of one of the top-producing sales teams in the Kansas City area. Shelton’s expertise is a background in accounting and remodeling.

Logan’s extensive real estate experience allows him to realistically value the homes his company purchases. And because of this expertise, he is able to offer homeowners the best advice on how to sell their house even if KC Property Pros isn’t their best option.

“Homeowners need a buyer they can trust, that’s us,” Logan said. “They don’t need a national company that just puts their house into a formula to make a low-ball offer. They need to sell but want someone to help them make the best decision. We offer honest solutions for local sellers.”

Logan said after touring a house, he can usually make an offer within 24 hours and since the company pays cash, closing can be within as little as a week.

“Many houses are unsellable because they won’t pass inspections,” Logan said. “The owner may have lived there for several years and repairs have not been done. The house may have asbestos tile and lead paint that need to be removed or wiring and plumbing that needs to be brought up to code.

“Most buyers don’t want to buy a house and then work on it. Today’s buyers want a move-in-ready house. These repairs can be very expensive, especially if the seller does not have a background in construction or design. It’s very important to make the right repairs even if the repairs are only cosmetic. I’ve seen good people make expensive mistakes rehabbing their home, either from hiring bad contractors to something as simple as picking out the wrong colors. It’s not an easy process and mistakes can be very costly.

“We do all of that,” Logan continued. “The seller, who might not have the money or the knowledge to make the repairs, is relieved of that burden.”

Logan’s background as a real estate agent for banks is especially helpful to homeowners facing foreclosure or a short sale.

“I have experience working with banks in those situations,” he said. “If you know someone going through hard times and about to lose their home, have them call me as soon as possible. We can help them avoid foreclosure and get them a fresh start in life.”

“KC Property Pros offers advantages that national companies cannot,” Shelton said, “because we know the Kansas City area real estate market and local home values, we use our own local construction company to do the renovation and all of the money generated by buying, renovating and reselling the homes stays in Kansas City. These advantages allow us to pay more than our competitors.”
