Sellers wanted quick deal without extra expense

David and Mary Laird wanted to sell their Raytown home of 26 years so they could have a fresh start in a new home. What they didn’t want was the stress of a drawn-out selling process and the expense of making some repairs.

“We were looking for a quick turn-around,” David Laird said. “And our house had some potential issues. Our hope was to minimize cash outlay to sell it and accomplish it in one process.”

He’d read about KC Property Pros in The Kansas City Star and decided to give owner Brandon Logan a call. “The real estate agent who helped us find our new home had worked with Brandon in the past and had positive things to say about him.”

Laird said it soon became apparent Logan was familiar with Raytown and could give a fair estimate of the value of the home. After an initial phone call, Logan was invited to tour the house.

“He had a fair idea of what it was worth, but he needed to see it because we had a done a fairly significant remodel seven or eight years ago,” Laird said. “The house is a little different than others in that area. It’s a little bigger and has an expanded kitchen.”

After Logan toured the house, he and Laird quickly agreed on a price within the range the Lairds were hoping to get. “He was open and honest when he saw the house. Honesty is important and he kept his word. He also was flexible with the closing date which helped with our move. We got it all accomplished in 30 days.”

During the selling process, Laird also met Logan’s partner, Brett Shelton, and believes they make a great team. He is happy to recommend them to anyone who wants to sell a home quickly.

Some of the reasons for doing so include inheritance, being behind on taxes, too many repairs, downsizing, divorce, death of a loved one, job loss, facing a short sale or a looming foreclosure. When these circumstances arise, KC Property Pros offers a variety of solutions for homeowners needing immediate relief from the economic burden of ownership.

Logan started the business in 2005 and was joined in 2009 by Brett Shelton, his college roommate. Logan has an extensive real estate background as a member of one of the top-producing sales teams in the Kansas City area. Shelton’s expertise is a background in accounting and remodeling.

Logan’s extensive real estate experience allows him to realistically value the homes his company purchases. And because of this expertise, he is able to offer homeowners the best advice on how to sell their house even if KC Property Pros isn’t their best option.

“Homeowners need a buyer they can trust, that’s us,” Logan said. “They don’t need a national company that just puts their house into a formula to make a low-ball offer. They need to sell but want someone to help them make the best decision. We offer honest solutions for local sellers.”

Logan said after touring a house, he can usually make an offer within 24 hours and since the company pays cash, closing can be within as little as a week.

“Many houses are unsellable because they won’t pass inspections,” Logan said. “The owner may have lived there for several years and repairs have not been done. The house may have asbestos tile and lead paint that need to be removed or wiring and plumbing that needs to be brought up to code.

“Most buyers don’t want to buy a house and then work on it. Today’s buyers want a move-in-ready house. These repairs can be very expensive, especially if the seller does not have a background in construction or design. It’s very important to make the right repairs even if the repairs are only cosmetic. I’ve seen good people make expensive mistakes rehabbing their home, either from hiring bad contractors to something as simple as picking out the wrong colors. It’s not an easy process and mistakes can be very costly.

“We do all of that,” Logan continued. “The seller, who might not have the money or the knowledge to make the repairs, is relieved of that burden.”

Logan’s background as a real estate agent for banks is especially helpful to homeowners facing foreclosure or a short sale.

“I have experience working with banks in those situations,” he said. “If you know someone going through hard times and about to lose their home, have them call me as soon as possible. We can help them avoid foreclosure and get them a fresh start in life.”

“KC Property Pros offers advantages that national companies cannot,” Shelton said, “because we know the Kansas City area real estate market and local home values, we use our own local construction company to do the renovation and all of the money generated by buying, renovating and reselling the homes stays in Kansas City. These advantages allow us to pay more than our competitors.”

Sisters find perfect solution for inherited house with too many repairs

Cheryl Pierce and Mary Arbuckle were emotionally attached to the Overland Park house they
inherited from their mother. They knew they needed to sell it, even though it was in disrepair, but it held nearly 50 years of memories for them. It was where they grew up, where their children visited their grandparents, the center of family gatherings.

Arbuckle asked her daughter-in-law, China Arbuckle with ReeceNichols, to help price the house. China thought the house would need a cash buyer. She knew Brandon Logan, owner of KC Property Pros, so she called him.

“My daughter-in-law said Brandon is an expert on houses like this,” Mary Arbuckle said. “He was wonderful. He looked at the house and said ‘I’ll buy it and fix it up.’”

Pierce and Arbuckle told Logan they had other estimates from companies similar to his, but Logan’s offer was a few thousand more. Within a couple of weeks, they had closed on the house and Logan was ready to begin renovating it. But the sisters’ relationship with the house and with Logan didn’t stop at closing.

“Brandon was wonderful,” Arbuckle said. “He told us we could come by anytime we wanted to see what his company was doing. We stopped by several times and all the workers were really friendly. They stopped what they were doing and let us tour the house, see the progress. I can’t say enough about how nice they were.”

Pierce and Arbuckle weren’t the only family members visiting. When the project was finished, Logan let the entire family — grandchildren, great-grandchildren, cousins — spend a couple of hours at the house, viewing the transformation and sharing memories.

“The best part is the house sold and someone from the neighborhood bought it,” Arbuckle said. “We know them and they knew our parents.”

Arbuckle and Pierce said they highly recommend BrandonBuysKC.com to anyone who is in a similar situation with a house they need to sell that needs extensive repairs.
